QUEENSLAND RENTAL LAW REFORMS COMMENCING 1 MAY 2025

Queensland Rental Law Reforms Commencing 1 May 2025
Our Head of Property Management, Chantelle Travers, has been diligently refining our systems and processes to ensure full compliance with the upcoming changes to Queensland’s rental laws, effective from 1 May 2025. These reforms represent the final phase of the Stage 2 Rental Law Reforms introduced under the Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024.
The forthcoming changes aim to enhance transparency, standardise procedures, and strengthen privacy protections within the rental sector. Key updates include:
STANDARDISED RENTAL APPLICATIONS
- From 1 May 2025, all prospective tenants must use the approved standard application forms:

- Form 22 – for general tenancies and moveable dwellings
- Form R22 – for rooming accommodation
- Managing parties are required to provide at least two methods for applicants to submit their applications, with at least one method being non-restrictive.
PERSONAL INFORMATION HANDLING
- New regulations limit the type of personal information that can be collected during the application process.
- Managing parties must ensure that collected information is securely destroyed within specified timeframes.
DISCLOSURE OF FINANCIAL BENEFITS
- Any financial benefits received by managing parties in relation to rent payments must be disclosed to tenants.
ENTRY NOTICE PERIODS AND FREQUENCY
- The minimum notice period for entering a rental property increases from 24 to 48 hours.
- New limits will apply to the frequency of entries after a notice to end the tenancy has been issued.
TENANT REQUESTS FOR FIXTURES OR STRUCTURAL CHANGES
- Tenants must use Form 23 to request permission to install fixtures or make structural changes.
- Managing parties are required to respond to such requests within 28 days.
